The action

This custom, two-storey house on the Silvertip golf course outside Banff National Park was purchased for $3.5-million as a refuge during the pandemic. Once travel restrictions were lifted, the owners listed the property for $3.9-million, factoring in all the furniture and new wireless lighting and irrigation systems.

The typical buyer for this level of mountain home is a weekender or out of province resident or American looking for a secluded escape, said agent Robb Aishford.

“The seller upped the tech factor, which some people liked – and other people looked at me wondering how to turn things on.”

Over the course of a month and a half a few visitors dangled verbal offers, but a bid came in the sellers thought worth considering, although $250,000 below the asking price.

“To sell in 42 days wasn’t bad because we didn’t know if it was going to take a while or be quick, especially with the price point,” Mr. Ashford said.

“Not everyone has access to that kind of capital.”

What they got

This 18-year-old house was crafted with roughly 3,200 square feet of living space and post-and-beam construction, with four fireplaces and a climate-controlled wine cellar.

Large windows maximize views of the mountains and woods beyond the 0.34-acre corner lot. Each room on the main floor – from the primary entertaining space to one of four bedrooms – has double doors to a wide patio and fireplace.

There are five bathrooms, a finished basement and a double garage.

Monthly condo fees are $110.

The agent’s case

“There are so many beautiful properties in Silvertip, but this one just grabs you,” Mr. Ashford said.

“Silvertip Pointe itself is a pretty quiet cul-de-sac, and a lot of folks like that it’s close to mountain biking and golfing.”
