Tech Firm Asana More than Triples its Office Footprint at 3 World Trade Center

Many tech firms are cutting their office footprints, but not all of them. Asana, a productivity software maker, is more than tripling its footprint for its 3 World Trade Center offices, according to landlord Silverstein Properties. Asana will expand from 17,000 square feet to 61,000 square feet. The company initially leased space in the Manhattan office tower in 2019.

Silverstein did not provide many details about the lease or name the brokers, saying only that it was a “long-term agreement.” The rent is also unknown, although the asking rent for the top six floors of 3 World Trade Center is listed as $135 per square foot. Jeremy Moss, Silverstein’s executive VP of leasing, said, “As companies adapt to post-pandemic life and plan for their future, well-located, accessible, sustainable, and high-tech buildings like 3 WTC will continue to be their workplace of choice .”

Asana’s expansion at the building comes a month after law firm Freshfields Bruckhaus Deringer acquired 180,000 square feet of office space there. Other tenants in the 2.5 million-square-foot building include Uber, Spotify, Casper, Blue Wolf Capital, and Hudson River Trading. Even if occupancy numbers aren’t as high as some office landlords would like, office leasing activity has picked back up in Manhattan as of late. About 3.4 million square feet of office space was leased in Manhattan in August, the most since January 2020, when COVID first started to rear its ugly head, according to a recent Colliers’ report.
